FALL LEAVES

As the leaves fall, you may not worry about raking them off the lawn, but you should make sure that a few key areas start the winter relatively leaf-free. Keeping such places clear protects against drainage problems that can develop whether you live in the New Mexico mountains (Cloudcroft or Ruidoso) or in the warmer, lower areas of El Paso, TX.

Leaves can fall into gutters and downspouts and accumulate in the roof valley—the junction between two roof slopes. The buildup of leaves can prevent proper and complete drainage and should be cleaned out. On low slope roofs, this is most critical to prevent roof damage and water entry into your home. Scuppers (low slope roof drains) should be inspected for debris regularly.

If trees overhang the roof, take extra precautions to ensure that no dead leaves accumulate in the valleys or elsewhere. Needle-bearing trees such as pine, hemlock, and redwood can be just as much a nuisance in this respect as broadleaf trees like the mulberry. The overhanging trees should also be trimmed to keep them from rubbing the roof or walls of the home and causing damage.

When inspecting a roof I will call out debris that is found.

INSULATE THOSE PIPES- BEFORE THEY FREEZE

Here in El Paso, we are approaching our cold weather. During this time of the year, the temperature can reach the teens. Since parts of your home plumbing system may be exposed to freezing temperatures, they should either be wrapped in pipe insulation or protected with electric heat tape. Plug the electric heat tape in when winter comes.
Walk the exterior of your home and look in your attic or basement areas for exposed pipes.

It also makes sense, at any time of the year, to insulate the hot-water pipes. That will prevent loss of heat before the water gets where it’s going—and can cut down on your heating bill. Also, don’t forget to insulate pipes above the water heater if it is in an unheated location such as a sealed closet or garage.

AIR FILTER MONTHLY INSPECTION

Dirty air filter

Your air filter requires a monthly inspection to make sure that the air can flow through it. Refrigerated air systems and furnaces may be damaged if the airflow is restricted. Evaporator coils can become clogged as well. Your utility bill may also increase because heat-cool systems will run longer with low airflow to the individual rooms restricted. Make sure to replace the air filter with a new one if it gets dirty. The air filter has “Arrows” that should point in the correct direction. Hard to access filters? Call us for an inspection.

IS YOUR REFRIGERATED AIR INSTALLATION SAFE?

Is your new home Refrigerated Air safe? This new El Paso home was not (30 amp breaker installed). Check your home for this common unsafe condition.

Each AC condenser has a nameplate on the side with the minimum and maximum amps that the breaker or fuse needs to be. If the breaker is too large the wire could catch fire before the breaker pops. If the breaker or fuse is too small the AC unit may not get enough power to properly run and burn up, costing you unnecessary repairs.

As I inspect the home, I write this information down and check the panel breaker. In this case, the minimum is 15 amps and the maximum breaker size is 25 amps.

Stay within the manufacturer’s recommendations and you should be safe.

COFFEE CAN ELECTRICAL ?

This was found in a garage of an older home. The coffee can was used as an electrical junction box.

Notice the armored cable coming in and then out of the can (1950’s innovation). Needless to say, this is not a safe or UL approved installation. Inspectors find many interesting things, every day. This one is compliments of your El Paso home inspector, FYI Property Inspection.

DOOR STOPS- OLD AND NEW

Do you have old door stops on your El Paso home that are damaging your doors and/or trim? Most of the older style stops that mount onto the hinge pin of the door can cause damage.

During a home inspection, I often find damage to the walls. While the inspector’s job is not looking for cosmetic items, it’s hard not to notice the door handle and door stop damage.

By simply removing the hinge pin on any interior or exterior door and re-installing with the Smart Stop brand door stop (available at The Home Depot hardware department), homeowners can protect their walls, doors and trim without the use of unsightly bumpers or doorstops. SILICONE SPRAY FOR WINDOWS

Silicone spray makes a great lubricant for windows and sliding doors. Use this on the tracks of your windows if they are sticking. Windows that are hard to operate are often found during the home inspections. Many can be improved by adding a little spray onto a rag and then applying some to the inside of the window tracks.

Clear silicone spray lubricants not only make large surfaces slippery; but also repel water and are safe to use on painted surfaces, rubber, plastic, wood, and metal.

This type of lubricant can also be used to prevent soil and snow from sticking to shovels, snowthrowers, wheelbarrows and outdoor equipment like mowers. (Note: Don’t confuse silicone lubricants with oils like WD-40, which attract dirt.)

BUYING A FORECLOSED HOME?

Thinking about buying a foreclosed home for sale and see its potential? Is the price too good to be true? Does it need cleaning up or should it be torn down? Could this be the site of a murder? Is someone buried under the home? Was the home a meth lab or drug house? Air fresheners can mask odors from drugs, pets, mold and mildew, or a past fire in the home.
 
To be cautious, talk to your potential neighbors before buying a home. Make a free call to the fire department and local police or sheriff. Check the online registry of sex offenders. Type the address in a Google search and see what comes up. Visit the home at all hours before buying.

Some possible issues with foreclosed homes:

If the people living in the home couldn’t make the payments, how much went into maintenance?
 
There is no disclosure from the bank (they didn’t live there).
 
If the home was a meth lab, it may result in trouble breathing, headaches, nosebleeds or worse.
 
There may be chemicals in the walls that could poison you. Removal of walls can cost upwards of $5-10,000. In the case of methamphetamine, it’s an invisible toxin, so it’s not something that can be or discovered by a home inspector. There is a kit you can buy to test for chemicals, but. Google it and there are several places online.

Check the DEA’s National Clandestine Laboratory Register.

I have inspected an El Paso home where a murder was committed and half of the floor tile and carpet was missing. Parts of the drywall in the bedroom were also missing. I asked what happened, and got an earful.

WASHING MACHINE HOSES

Replacing your washing machine water supply hoses every few years may prevent flooding. Hoses in El Paso experience extreme heat and dry air which can cause them to fail sooner than in other areas of the country.

If you go on vacation, be sure to shut off the water at the washer and/or street to relieve the pressure on the lines. You can be sure “Murphy” is watching your home (Murphy’s Law). You will be sleeping or away from home when the lines burst. The last thing you want is your neighbor calling you and saying “Water is coming out of your front door and garage”.

I recommend braided stainless hoses be added to replace the standard rubber ones. Never re-use a washer supply line. Change out the lines anytime the washer is moved or serviced. Never keep washer lines longer than five years.

If you have a custom-built El Paso home with a laundry catch pan and drain in the floor, be sure to move the appliances regularly and clean the lint from the floor drain. Failure to clean and inspect the drain will likely cause water damage. Call your El Paso home inspector with any questions.

ANTI-TIP DEVICE

To reduce the risk of tipping of the range, the range must be secured to the floor by a properly installed anti-tip bracket and screws packed with the range. Failure to install the anti-tip bracket may allow the range to tip over if excessive weight is placed on an open door or if a child climbs upon it. Even a large turkey slid on to the door could tip the range. A serious injury might result from spilled hot liquids heating above or from the range itself.

If the range is ever moved to a different location, the anti-tip brackets must also be moved and installed with the range.

Instructions are usually provided for installation in wood or cement fastened to either the floor or wall. When installed to the wall, make sure that screws completely penetrate drywall and are secured in wood or metal. When fastening to the floor or wall, be sure that screws do not penetrate any electrical wiring or plumbing.

These are checked while performing El Paso home inspections, as long as the range is not in use or personal items are stored inside.

Anti-tip devices are safety items designed for easy installation. Make sure to check that the range is pushed back into the bracket on a regular basis.
